Using Feng Shui to Sell Your Home   -   2007.9.9

You're selling your home. You've followed all the standard rules on cleaning your house and making it pretty. There's nothing visibly wrong with your house but yet it isn't attracting buyers! Why? How's your Feng Shui? Feng Shui is an ancient Chinese practice of arrangement to bring about harmony and it can help you sell your house quicker and easier then just following your Realtor's suggestions!

Engage your prospective buyers by engaging their senses. Visually make the room appear larger by clearing off all horizontal surfaces (dressers, counters, shelves). Make sure there are no mirrors facing any door when walking into a room and make sure you can enter every room easily and comfortably. Keep ceiling fans on, even in winter, to make the room 'move'. A water fountain placed by the front door or light and easy music playing in the background creates a feeling of peace. Use cinnamon and pine scents, as woody or earthy scents are appealing to most people and not overwhelming like fruity scents.

On the outside of your house make sure there aren't any plants or shrubs touching the outside walls, especially anything spindly, and remove anything that is dead or dying. Make sure your 'for sale' sign is in the proper place. When you are facing your house your sign should be to the right of the front door to give off a sense of energy. Make your potential buyer's first impression a good one before they even walk in the door. Clean front porches, put down a new doormat, have the porch lights turned on and place two lush and beautiful potted plants on either side of the door.

As soon as they walk in the house you want potential buyers to feel welcome and at ease. Place a table to the right of the front door as you enter with a red tablecloth. On it place fresh flowers in a small vase, cinnamon or chocolate candies and business cards in an acrylic holder - never lay them down flat! If you have a bathroom near the front door, keep it closed so the first they see isn't a toilet. Also make sure all toilet lids are down to keep the energy from flushing down the drain.

Your kitchen is often the heart of the house and careful attention should be paid to it. In Feng Shui the kitchen is the prosperity and health area so this area should be well looked after. Before your house is shown make sure you take everything possible off the counters, especially knives, and replace them with a simple small plant and a jar of cookies. This could mean storing your coffee maker and toaster in a cabinet during the showing process of your home. Trash cans should never be in view.

The northwest corner of your house is considered the Helpful People center and this is a very helpful area to activate when selling your home. One idea is to have music playing in this corner. Perhaps the northwest corner doesn't work for you - maybe it's your laundry room and it would just be odd to have music playing in there. Another way to activate your Helpful People center is to use the immediate far right corner of your house. When you walk in your front door look immediately to your right and follow that wall to the end of your house. In that corner place a crystal bowl and perhaps your Realtor's business card.

There are other general Feng Shui tips that are not specific to house selling, but still beneficial elements, which include placing a small water fountain in your foyer with the water flowing from the front door IN to the house. This is intended to bring in wealth. Placing 9 coins of any denomination in a red envelope and then placing them under the doormat in front of your house is also good for the wealth department. You can also place this envelope in the far back left corner of your house in your wealth center if you are unable to put it in front of your front door. Keep your stove clean, inside and out. While it seems like a simple idea for selling a home, it is the key area in prosperity and should be well looked after. Check a Feng Shui color guide for proper placement of color in your home to bring about harmony.

Selling your house can be stressful but if you add these elements to your home you will not only sell it faster, but you will find harmony living in your home until it has sold.
